Your Association's financial health has many factors. One of which you have the utmost power to control. Reserve Studies have been proven to be a great asset to any Association's well being.

We offer complete, comprehensive and detailed reserve studies for our clients outlining major components, their useful life, remaining useful life, cash flow analysis, reserve fund strength, and recommendation for an appropriate reserve contributiuon rate (funding plan) as to avoid special assessments.

Although the State of Florida does not require a Reserve Study, it is considered good business practice and professional transparancy to include a study in your yearly budget. Special assessments and lack of funding for high end items can be detrimental to your Association's value.

At Expert Inspectors, Inc. we offer 3 types of Reserve Studies depending on your needs:

Level I: (Full study with site visit) - Level I: From the ground up. This level encompasses a new study, generation of component inventory, cash flow and reserve contributions among the units, a funding plan according to the association's documentation and site visit complete with color photos of your specified components. Level I will also determine reserve allocation, reserve strength, and give projected reserve income and expense over a specified time frame. We will work closely with your board  to complete a useful and informational report beneficial to all parties.

Level II: (Update with site visit) - Level I: (Full study with site visit) - From the ground up. This level encompasses a new study, generation of component inventory, cash flow and reserve contributions among the units, a funding plan according to the association's documentation and site visit complete with color photos of your specified components. Level I will also determine reserve allocation, reserve strength, and give projected reserve income and expense over a specified time frame. We will work closely with your board  to complete a useful and informational report beneficial to all parties.

Dave Kolodzik, PPIA, CRVS
Expert Inspectors’ president has been conducting insurance inspections
and replacement valuations throughout Florida since 2002. He has also instructed dozens of other inspectors over the years.

Besides being a Certified Replacement Valuation Specialist he is also a Florida licensed all-line property appraiser with the PPIA (Professional Property Insurance Adjuster) designation. Dave is also certified continuing education instructor for Community Association Manager licensees.

Ray is a Florida Certified Building Contractor with over 30 years experience
with a great understanding of construction laws and contracting business practices.

Currently Ray oversees our wind storm mitigations, roof condition inspections and personally conducts all inspections relating to balcony railing code compliance satisfying the Department of Business Professional Regulation required form DBPR HR 7020.

Anastasia is Experts’ reserve study specialist. She personally works with each board and property manager to customize the reserve study to the individual need of each association.

The process begins with an on-site inspection of the
association. She then meets with the property manager and board to
collect the necessary information to produce a funding plan over a specified time period.
